Duke Energy provides electric service to Southchase 6. Set up your account online or by phone when you move in. For neighborhood-wide outages, check the Duke Energy outage map online before calling.

Water Service

OUC provides water service to the community. Contact OUC to establish service in your name. Accounts can typically be set up or transferred online.

Yard Waste Guidelines

Eligible materials: Grass clippings, leaves, tree/shrub trimmings, limbs, palm fronds, and stumps. Vegetative material only — no trash or construction debris.

Weekly limit: 3 cubic yards per household (roughly the size of 3 stoves).

Do NOT place yard waste inside your county roll carts. Set it out separately at the curb.

Leaves & grass clippings: Place in your own cans or bags — 50 gallons or less, under 60 lbs, with lids and handles.

Limbs & palm fronds: Cut to 3 feet or less, bundled with string or twine. Each bundle under 60 lbs.

Stumps: Cut into pieces no longer than 3 feet. Each piece under 60 lbs.

Timing: Set items out no earlier than 6pm the night before and no later than 6am on collection day.

🚗 Parking Rules

 

Southchase 6 has specific parking rules in place to keep streets safe, accessible, and attractive for all residents. Violations may be reported to Orange County Sheriff's Office non-emergency line at (407) 836-4357.

 

Single-Side Street Parking All streets in Southchase 6 are single-side parking only. Parking on both sides simultaneously restricts emergency vehicle access and is not permitted.

No Blocking the Sidewalk Vehicles must not be parked in a way that blocks or encroaches onto the sidewalk. Pedestrians must be able to pass freely at all times.

No Parking on Grass or Apron Parking on the lawn, grass, or apron (the area between the sidewalk and the street) is strictly prohibited. All vehicles must be on paved surfaces only.

No Boats, Trailers, Campers, or RVs Boats, personal watercraft, trailers, campers, RVs, and similar vehicles may not be parked or stored at the property — including the driveway, street, or lawn. These must be stored off-site.

Operable & Registered Vehicles Only All vehicles on the property or on the street must be operable and display a current, valid registration. Inoperable or abandoned vehicles are not permitted.

Driveway Use Residents are encouraged to use their driveways for parking whenever possible to keep streets clear for neighbors and emergency access.

🏠 Home Maintenance Standards

 

Keeping your home well-maintained is one of the most important contributions you can make to the neighborhood. A well-kept home protects your property value — and your neighbors' property values too. The following standards are expected of all homeowners:

Lawn Mowing Keep your lawn mowed regularly. Grass should not become overgrown or unkempt.

Edging Edge the grass along all sidewalks and driveways to maintain a clean, defined border.

Garden Beds Keep garden beds free of weeds and maintain a neat appearance around planted areas.

Exterior Mold & Mildew Florida's climate promotes mold and mildew buildup on driveways, walkways, and home exteriors. Pressure wash your home exterior, driveway, and walkways regularly to prevent buildup. The HOA has a pressure washer available for resident use — reserve it at southchase6.com/reserve-online.

Exterior Paint Maintain your home's exterior paint in good condition. Repaint as needed to prevent fading, peeling, or discoloration. All paint color changes require ARC approval prior to painting. Approved color schemes: sherwin-williams.com → HOA Color Archive → search "Southchase Parcel 6"

Tree & Shrub Trimming Keep trees and shrubs trimmed and away from your home's roofline, gutters, and walkways. Remove dead branches promptly.

House Numbers Ensure your house numbers are clearly visible and readable from the street at all times. This is important for emergency services response.

Garbage & Recycling Cans Store garbage and recycling cans on the side of the house or in the garage when not at the curb for collection. Cans should not be visible from the street as a permanent fixture.

Gutters Keep gutters clean and free of debris, particularly after storms and during fall.

Fences & Gates Maintain fences and gates in good repair. Broken, leaning, or damaged fencing should be repaired promptly. Fence installation or replacement requires ARC approval.

Holiday Decorations Seasonal and holiday decorations are welcome! Please remove them within a reasonable time after the holiday has passed.

🔨 Exterior Changes & ARC Approval

 

Before making any exterior changes to your home or property, you must obtain ARC approval before work begins. This includes paint color changes, roofing, fencing, screen enclosures, pools, driveway extensions, landscaping changes, windows, and tree removal.

For any project requiring an Orange County building permit, the permit must be pulled by a licensed contractor prior to ARC approval. The permit number must be included on your ARC application.

To submit an ARC request: Log in to the EMT Homeowner Portal.

Work begun without ARC approval may be subject to enforcement action and required removal at the homeowner's expense.
