Who We Are
Southchase Parcel 6 Community Association, Inc. is a 385-home residential neighborhood nestled in the heart of south Orlando, Florida. Established in 1989, we're one of the area's most established communities — with tree-lined streets, a vibrant community park, and a spirit of neighborly connection that has defined this neighborhood for over three decades.
We're governed by a volunteer Board of Directors elected by and from our homeowners, and professionally managed by Extreme Management Team (EMT). But what really makes Southchase 6 special isn't the governance structure — it's the people who live here.
The Heart of Our Neighborhood
At the center of Southchase 6 is our nearly 6-acre community park at 1265 Welson Road — the gathering place for everything from Fourth of July fireworks to casual weekend cornhole games.

35+ Years of Community
Southchase 6 was established in 1989 as part of the larger Southchase master-planned community in Orange County. From the beginning, the neighborhood was designed around a sense of place — homes with character, streets that invite walking, and shared spaces that bring people together.
Over the years, our community has grown and evolved. We've resurfaced the tennis courts, added pickleball, expanded the park's amenities, launched a community website, and built traditions like our annual Fourth of July celebration that bring hundreds of neighbors together each summer.
Today, Southchase 6 is a neighborhood that looks forward as much as it looks back — with plans for a covered pavilion, a dog park, a playground upgrade, and one day, a community clubhouse. The best is still ahead.

What We Believe In
Southchase 6 is guided by a simple set of values that show up in everything we do:
Pride in our homes. We maintain a high standard for our properties — not because the rules require it, but because we care about the neighborhood we share.
Genuine connection. We believe that knowing your neighbors by name makes for a better place to live. Our events, clubs, and forums exist to make that easier.
Responsible stewardship. Our volunteer board manages the community's resources carefully — maintaining what we have and investing thoughtfully in what comes next.
Welcoming everyone. Southchase 6 is a diverse, multigenerational community. New residents are welcomed warmly and encouraged to get involved from day one.

Southchase 6 is only as strong as the residents who show up. There are many ways to be part of the community:

What's Coming
The HOA Board is actively working on several exciting projects for the community:
🐕 Dog Park — A dedicated fenced off-leash area for our four-legged residents. Funding and design options are being explored.
⛺ Covered Pavilion — A permanent shaded structure over the picnic area, making the park usable in any weather. Contractor quotes have been obtained and planning is underway.
🛝 Playground Upgrade — New, expanded play equipment including ADA-accessible elements. Renderings are available on the Future Projects page.
🏠 Clubhouse — Our long-term vision for an indoor community gathering space for meetings, events, and resident use.
